REAL ESTATE DIVISION
The Real Estate Division is responsible for providing real estate reviews for the Port of Long Beach. These reviews include property management and acquisition services to the Port for optimizing revenue, utilizing assets, and implementing the Green Port Policy through the Port's leases.The Harbor Department is seeking a Port Commercial Appraiser to fill an open position in the Real Estate Division.
Under limited supervision, this position performs and/or reviews real estate appraisals on Port and other assigned properties for rent adjustments, acquisitions and other purposes.
- EXAMPLES OF DUTIES
- EXAMPLE OF DUTIES:
- Researches and analyzes land use, highest and best use and comparable market value; utilizes spreadsheets and other applicable software programs, calculates, determines and finalizes real estate valuations.
- Reviews consultant appraisal reports to verify compliance with appraisal standards, logic of analysis and reasonableness of conclusions.
- Plans, organizes and conducts special real estate analyses, studies and projects; utilizes analytical techniques to gather information and data for valuation analysis to develop findings and make recommendations.
- Analyzes and compares appraisals prepared for the Port in anticipation of arbitration; consults and advises staff with regards to valuation and arbitration issues before, during and following the arbitration process.
- Interacts with Port management, other Divisions, Tenants, and the Public; provides expertise and consultation on a formal and informal basis to Port management, Port staff, members of the Board of Harbor Commissioners and others.
- Keeps abreast of real estate industry trends and local market conditions and incorporates latest regulations regarding Uniform Standards of Professional Appraisal Practice and real estate appraisal.
- REQUIREMENTS TO FILE
- EDUCATIONAL REQUIREMENTS
- A Bachelor's degree in Business Administration, Finance, Real Estate or a closely related field.
- A Master's degree in Business Administration, Finance, Real Estate or closely related field is desirable.
- A valid certification as a General Real Estate Appraiser by the State of California.
- A valid general appraisal designation from a professional organization, such as the MAI designation from the Appraiser Institute.
EXPERIENCE REQUIREMENTS- A minimum of 5 years of professional experience involving real estate appraisal, development and acquisition in a public agency or corporate environment.
- Prior Port or City experience is a plus.
- Knowledge of the principles, restrictions and requirements of the California Environmental Quality Act (CEQA).
- Knowledge of computer systems and applications used for real estate appraisal and reporting, and general office software.
In addition to the minimum qualifications listed in the job opportunity bulletin, the Port of Long Beach is seeking a candidate with very good written and oral communications skills; ability to work under pressure and tight deadlines; and the ability to manage numerous diverse projects and priorities simultaneously.
